Why Online Valuations Fall Short
Sites like Zillow, Redfin, and others use automated valuation models (AVMs) that estimate your home's value based on public records, recent sales, and algorithms. These tools can give you a general range, but they have significant limitations — especially for unique Hill Country properties.
An algorithm can't account for your lake view, your water access, the condition of your home, recent renovations, or the nuances of your specific neighborhood. It doesn't know that your property sits on a bluff with panoramic water views, or that the home next door sold below market because of a distressed sale.
