How the Monthly Payment Is Calculated
The principal and interest portion uses the standard amortization formula, where P is the loan amount, r is the monthly interest rate, and n is the number of monthly payments:
Your monthly property tax is the annual tax divided by 12, your monthly insurance is the annual premium divided by 12, and any HOA fee is added as entered. Add all four to get your total monthly payment.
